Mm Capital acquired Donnybrook House with a clear strategic vision: to reposition an underperforming commercial asset by subdividing oversized floorplates into smaller, hybrid-ready office units. The building’s previous layout had proved commercially unviable in a post-pandemic market - large, rigid office spaces no longer met the needs of tenants operating with smaller teams, hybrid schedules, and higher expectations for quality and flexibility.
To implement this transformation, Mm Capital partnered with Built to deliver their strategy using the BUILT360 methodology - a collaborative, precision-led delivery model tailored for live, urban environments. The result was a complete commercial repositioning: all newly created units were successfully fitted out and fully let across the first three floors, maximising space, flexibility and stakeholder returns.
Built were appointed to carry out the initial landlord works to reconfigure building services, subdivide floorplates, and enable flexible lettings. This included:
Outcome: All landlord works were completed on time and to exceptional quality standards. As a result, Built were directly retained for all four subsequent tenant fit-outs - a testament to the strength of delivery and client trust.
