Vision & Strategy

MM Capital acquired Donnybrook House with a clear strategic vision: to reposition an underperforming commercial asset by subdividing oversized floorplates into smaller, hybrid-ready office units. The building’s previous layout had proved commercially unviable in a post-pandemic market - large, rigid office spaces no longer met the needs of tenants operating with smaller teams, hybrid schedules, and higher expectations for quality and flexibility.

 

To implement this transformation, Mm Capital partnered with Built to deliver their strategy using the BUILT365 methodology - a collaborative, precision-led delivery model tailored for live, urban environments. The result was a complete commercial repositioning: all newly created units were successfully fitted out and fully let across the first three floors, maximising space, flexibility and stakeholder returns.

Phase 1: Landlord Works

Built were appointed to carry out the initial landlord works to reconfigure building services, subdivide floorplates, and enable flexible lettings. This included:

  • Dividing mechanical plant and electrical systems across multiple new tenancies

  • Remedial works across live floors, with a fully operational reception and existing tenants in place

  • Precision planning due to confined site access via a laneway off Donnybrook main street

  • Zero on-site storage - requiring just-in-time delivery and meticulous logistics

  • Maintaining all core services (BMS, electrical, HVAC) live throughout the programme

  • Out-of-hours works for disruptive tasks (noise, dust, vibration control)

  • Continuous stakeholder communication with occupiers and management
     

Outcome: All landlord works were completed on time and to exceptional quality standards. As a result, Built were directly retained for all four subsequent tenant fit-outs - a testament to the strength of delivery and client trust.

3. Quooker UK & Ireland HQ

Scope:

  • Full fit-out including conference rooms, a product showroom, and acoustic wall panelling

  • Integration of premium European finishes and branding

  • Custom compliance with Irish building regulations
     

Key Challenges & Solutions:

  • Regulatory Alignment: Original specifications designed to European standards required localisation. Built ensured compliance with slip ratings, fire-rated glazing, corridor width standards, HVAC regulations, and emergency lighting.

  • No Construction Consultants: Without a QS or PM, Built led coordination, specification reviews, and programme management.

  • Tight Schedule: Achieved completion within 12 weeks through proactive sequencing and close collaboration with the overseas architect team.

  • Public-facing reception area, consular service rooms, canteen, and private ministerial offices

  • High-end finishes and strict security/access considerations

  • Cultural and regulatory integration between Brazilian and Irish building standards
     

Challenges & Innovations:

  • Complex Coordination: Dual regulatory compliance required extensive liaison with fire consultants and embassy representatives

  • Logistics Management: No storage or compound required the use of just-in-time delivery, banksmen, exclusion zones, and offsite fabrication

  • Custom Joinery: Bespoke furniture and fitments manufactured offsite (System Plus) to ensure precision and speed on install
