Delivering a Smart, Collaborative Workspace in the Heart of Dublin​

Client Objective

The client set out to create a high-quality, modern workspace that would attract talent, energise teams, and support hybrid working. The brief called for a connected, welcoming environment that embraced collaboration, daylight, and Dublin’s architectural heritage. The location - on the fifth floor of a landmark city-centre building - offered panoramic views across the capital and was chosen for its public transport links and proximity to the wider tech and innovation cluster.

Project Overview

Built Interiors was appointed to deliver a 750m² CAT B office fit out, transforming the space into a vibrant, modern workplace that reflects both the client’s culture and the building’s historic surroundings. The design, by CBRE Design Collective, blended Georgian-inspired curves with high-spec finishes and seamless AV integration. All services had to be concealed above the castellated beams to preserve ceiling heights and ensure uninterrupted lines of sight across the office.

Key Challenges & Solutions

1. Live, Urban Environment

The building was fully occupied, sharing its location with the Royal Convention Centre and a busy hotel. No crane, hoist, or skip access was permitted, and all deliveries and waste removal were tightly controlled.

Solution:

Built coordinated daily with the building management team and CBRE to ensure sequencing, delivery slots, and noise controls aligned with tenant needs. Waste was stored in the basement and removed in one controlled lift during pre-approved time slots.

“We had to run this like a military operation,” said Darren Kavanagh, Site Manager at Built.

“Everything from a single pipe to a chiller unit had to be planned to the minute.”

2. Complex M&E Integration

The original design assumed riser and service routes that didn’t exist. No landlord-provided services were available, and all services had to be routed through castellated beams to preserve ceiling heights and sightlines.

Solution:

Built commissioned a point cloud survey, an uncommon approach for a project of this size. This decision reflected their precise planning methodology and high standards for coordination. Working closely with Axiseng, the team rerouted ESB sub-mains and AHUs. BIM modelling supported exact placement of ductwork, FCUs, containment, and sprinkler pipework within millimetre tolerances, ensuring full alignment with the design vision and construction programme.

Alan Russell, Contracts Manager at Built, explained:

“The architectural vision hinged on clarity and clean lines. We had to find a way to conceal everything above the beams- without impacting performance or aesthetics.”

Innovative Approaches

  • BIM & Point Cloud Surveying: Used to overcome inaccuracies in as-built drawings and ensure service coordination in tight tolerances
  • Elliptical Bulkheads: Inspired by Georgian arches, these were reimagined to suit structural constraints, preserving design continuity
  • Chiller Access Platform: With no crane permitted, chillers were dismantled and manually lifted to the roof via a temporary platform
  • IOBAC Carpet Tabs: Replaced tackifiers to eliminate VOCs, reduce waste, and enable future reuse
  • Zero Skip Strategy: 98% of site waste was recycled through a drop-and-load extraction process


Sustainability Initiatives

Sustainability was embedded into every phase of the project.

  • VOC-free carpet installation using magnetic tabs
  • Segregated waste strategy with 98% recycling rate
  • Lean programme planning to reduce unnecessary rework and material waste

Outcome

The fit out was completed on time, on budget, and to an exceptionally high standard, despite live environment restrictions, inaccurate drawings, and city-centre constraints. The finished space is bright, spacious, and calm, with clean ceiling lines and uninterrupted views across Dublin. It has been described by the client as “a true reflection of our vision for a vibrant, modern workplace.”

Built Interiors has since been awarded two further projects with the client at other Irish locations, affirming the success of the collaborative delivery model at 1 Le Pole Square.
