Project Overview

Built was appointed to deliver a comprehensive landlord refurbishment across Merchants House, a landmark commercial property in the heart of Dublin 8. The works included a full Category B fit-out spanning reception areas, stairwells, toilet cores, and shared circulation zones.

The goal was to enhance the experience for tenants and visitors alike while maintaining full operational access throughout the building.

Key Challenges & Solutions

Live Operational Environment:

With all works carried out in an occupied building, disruption to tenants had to be avoided entirely. Built developed a phased programme that sequenced tasks around business hours, minimised noise, and maintained safe circulation routes throughout.

Access Coordination:

Refurbishments in stair cores and corridors required careful management to preserve fire escape routes and maintain compliance at all times. The team worked off-peak and employed flexible sequencing to keep all areas accessible.

Client Collaboration:

Built’s transparent, responsive communication with Sonbrook and tenants ensured confidence throughout the programme. Daily briefings and look-ahead schedules supported informed decision-making and real-time issue resolution.
