Client Objective

The client sought to create a premium office environment that would encourage employees to return to the workplace by offering a bright, comfortable, and collaborative space. Located in Dublin’s vibrant city centre, the office’s accessibility by public transport was pivotal to accommodating the diverse living locations of its staff.

 

Project Overview

Built Interiors was tasked with delivering an inviting workspace designed to promote in-person collaboration and foster a sense of community among employees. This included ensuring the space was well-ventilated, welcoming, and supportive of a modern work culture. The project’s location, within the bustling centre of Dublin, presented a range of logistical and environmental challenges that required careful planning and execution.

 

Challenges and Solutions

1. Restricted Access

• The city-centre location offered no parking or loading bays, and access was limited to a single elevator and one-way streets.

• Waste management added complexity, as skips were not allowed overnight, and all waste had to be removed in a strict 20-minute window.

Solution: Built Interiors meticulously coordinated all loading and unloading activities, managing them 2-4 times weekly without disruption. Precise scheduling minimised delays and optimised the use of the limited resources.

2. Live Environment

• The building shared its location with the Royal Convention Centre, requiring stringent noise control to avoid disruption during events.

Solution: Noise levels were carefully managed through scheduling adjustments and proactive communication with neighbouring tenants and building management.

3. Complex Installation Requirements

• A large sprinkler system was installed without the use of cranes or elevators. Instead, all components were carried up six flights of stairs, requiring efficient planning and coordination.

• An AHU (Air Handling Unit) system was disassembled offsite and reconstructed on the roof of the six-storey building. The installation timeline spanned the entire project duration.

Solution: Built Interiors relied on their robust project management systems, incorporating detailed programming and labour allocation to ensure seamless execution.

Innovative Approaches

• Point Cloud Surveying and BIM Coordination

Investing in advanced technology at the outset enabled the team to construct a detailed 3D model of the building. Every fan coil unit, duct, and light fitting was positioned virtually to preemptively address potential clashes with other services. This avoided rework, saved time, and reduced material waste.

• Maximising Ceiling Heights

By threading mechanical and electrical services through the building’s existing castellation structure, Built Interiors achieved higher ceilings. This approach not only enhanced the sense of space but also increased the potential rental value of the property for the client.

Sustainability Initiatives

Sustainability was a key focus throughout the project. All waste was segregated on-site, with 90% being recycled. Additionally, energy-efficient systems were incorporated into the design, supporting long-term environmental benefits.

Despite the logistical challenges, Built Interiors completed the fit-out at 1 Le Pole Square on schedule, with no delays to the original program. The finished office is a bright, open, and welcoming space that has been highly praised by the client for its ability to foster collaboration and draw employees back into the workplace.
