A landlord-led refurbishment of a 503m² office floorplate at No. 6 Suffolk Street, delivered in a live city-centre building to create a high-quality workspace capable of attracting a new tenant.

Client Objective

MM Capital's objective was to refurbish the existing Level 2 office floorplate at No. 6 Suffolk Street and create an attractive, modern workspace for the letting market.

The project was being marketed while construction was still underway, with prospective tenants visiting the space during the fit out.

The strategy proved successful, with a new tenant secured before the works were fully completed.

Project Overview

Built delivered the full refurbishment of the 503m² floorplate, including the office accommodation and associated core facilities.

The scope included new partitions, glazed screens, ceilings, flooring and finishes, alongside the upgrade of the male and female toilet facilities.

The toilet core works included new floors, ceilings, wall finishes, vanity units and cubicle systems, together with an accessible WC and two new shower facilities.

Mechanical and electrical works formed an important part of the programme, including the installation of two new condenser units at roof level.

Challenges and Solutions

1. Delivering in a Live City-Centre Building

The project was delivered within an occupied building, with tenants working both above and below the Level 2 floorplate.

This created significant constraints around noise, access, deliveries and the use of shared areas.

Noisy works were restricted during normal working hours from Tuesday to Thursday, meaning the construction programme had to be planned around the building's operational requirements.

The Built team made use of early-morning working periods and concentrated heavier drilling and disruptive activities into agreed windows when disruption to neighbouring occupants could be minimised.

2. Restricted Access and Logistics

The Suffolk Street location presented significant logistical challenges.

There was no dedicated site parking, and waste collections had to be carefully coordinated using a wait-and-load system outside the building, with collections completed before 7:30am.

Materials also had to be moved through the building without disrupting other occupants.

Where possible, materials were handballed up the stairs. For larger elements such as glazed partitions, the lift was fully protected before use. Carpet tiles and ceiling tiles were broken down from pallets at street level and transferred into the building using dollies.

This allowed the team to maintain progress while protecting the building's shared circulation areas.

3. Working Around Building Occupants

A key part of the BUILT360™ approach was maintaining continuous communication with the people operating and occupying the building.

Built developed strong working relationships with the building manager, security team and representatives of the tenants located above and below the works.

Potentially disruptive works, deliveries and activities affecting the lobby or other public areas were discussed in advance so that they could be planned around the daily operation of the building.

On occasions, the building was opened from 5:30am to allow deliveries to take place before the reception and common areas became busy.

This coordination allowed the construction programme to continue while keeping disruption to building users to a minimum.

4. City-Centre Crane Lift

The installation of two new condenser units at roof level required a carefully planned crane operation.

A Dublin City Council permit allowed the lift to take place early on a Sunday morning, when disruption to the surrounding area could be minimised.

All associated mechanical and electrical works were completed in advance so that the rooftop supports and pipework were ready when the units arrived.

Working with Kavanagh Crane Hire, Built coordinated a full contract lift and traffic-management operation, temporarily closing Suffolk Street from both directions while the crane was in position.

With the preparatory works complete, the condenser units could be lifted directly into their final positions and the road reopened shortly afterwards.

Outcome

The completed floorplate provided MM Capital with a modern, ready-to-occupy workspace in a prime Dublin city-centre location.

Most importantly, the landlord secured a new tenant before the fit out had been fully completed, demonstrating the strength of the finished proposition.

The project also strengthened Built's ongoing relationship with MM Capital and with the wider building management team. The successful delivery generated further interest within the building, including enquiries relating to additional refurbishment works on another floor.
