Project Overview

Built delivered a full design and build fit-out for the Embassy of Brazil within a newly subdivided floorplate at Donnybrook House. The space was transformed into a multi-functional diplomatic hub, accommodating public-facing services, ministerial offices, and secure administrative zones, all within a 12-week programme.

Key Challenges & Innovations

Dual Regulatory Compliance

The project required careful integration of Brazilian embassy standards with Irish building and fire regulations. Built worked closely with Jensen Hughes and embassy officials to meet both sets of requirements without compromise.

Live Urban Constraints

With no site compound or storage space, Built implemented just-in-time delivery systems, using spotters and exclusion zones for short-term offloads. This approach ensured smooth operations in a constrained, high-traffic setting.

Bespoke Joinery

All major furniture and fittings were manufactured offsite by System Plus to meet precise specifications and to streamline installation within the tight programme window.

Outcome

Built delivered a secure, culturally appropriate, and functionally complex fit-out to diplomatic standards, on time and with minimal disruption. The embassy now operates from a modern, high-spec environment within a revitalised commercial office building.
