Phased Live Environment Transformation of a Live 42,000ft² Health Club

Project Overview

Built were appointed to deliver the phased refurbishment and reconfiguration of David Lloyd Leisure’s flagship Clonskeagh facility - an operational 42,000ft² health club serving over 7,000 members. The project involved the redevelopment of multiple zones including spa, fitness, reception, DL Kids, bar and club room, changing areas, and pool facilities - all while maintaining live operations with minimal disruption to members and staff.

 

The project was delivered using our BUILT360 methodology, a fully integrated delivery model designed to ensure zero-disruption construction, rigorous health and safety compliance, and seamless stakeholder communication within complex, live environments.

 

 

Scope of Works

Spa

Complete demolition and rebuild of an existing studio area to create a high-spec wellness zone. New facilities included Hydro and Plunge Pools, Deep Relax Rooms, Crystal and Citrus Steam Rooms, Finnish Sauna, Himalayan Salt Sauna, feature showers, foot spa, and heated relaxation beds.

Fitness Studios

Conversion of an indoor tennis court into four Blaze Studios, comprising High-Impact, Mind & Body, Spin Cycle, and a Blaze Waiting Area. Works included feature access stairs, new lift installation, and full AV/lighting integration.

​

DL Kids

Creation of a dedicated children’s play area with upgraded finishes to walls, floors and ceilings. Delivered in a focused six-week programme to enable early handover.

Bar & Club Room

Full strip-out and fit-out including new kitchen and bar installation, custom joinery (pods and booths), and new finishes throughout. Programme sequenced to follow DL Kids completion.

Reception

Upgrade to all finishes, new reception desk, breakthrough access to the new Fitness Studios, and installation of new glazing and doors. Coordinated with Bar fit-out for seamless transition.

Pool & Change Areas

Refurbishment of the existing pool zone and reconfiguration of sauna/steam rooms into a poolside relaxation area. Full strip-out and upgrade of changing rooms, with new M&E, lockers, vanity units, DAC toilets, and high-quality finishes.
